· This is a LIVE auction with ONLINE bidding.
· Auction Day Bidding: Tracts will be offered "Pick & Choice (by the acre)" meaning high bidder chooses a tract or tracts. Remaining tracts will be offered the same until all tracts have been selected. Auctioneer will then ask for combinations. After all combinations have been exhausted. Auctioneer will offer the farm as a whole to the highest bidder.
· A 10% Buyer's Premium will be added to the highest bid to arrive at the total bid price.
· A 20% deposit (escrow money) of the total purchase price of the real property will be due auction day with the balance being due within 30 days. If an internet bidder is the winner, Daniel Culps will call the winner to make arrangements to secure contract signature and escrow money.
· Real Property will be conveyed by Survey Description.
· 2023 Taxes will be pro rated.

Real Estate: A 10% Buyer's Premium will be added to the highest bid price to arrive at the total bid price. A non-refundable deposit of 20% (escrow money) of the total purchase price is required auction day. The remaining balance will be due at closing, which will occur within thirty days (30) of auction date. All closing and settlement fees, including but not limited to surveys, inspections, reports, title insurance, any/all ad valor em taxes due are the Buyer's responsibility.
