    There current exists a Twenty (20’) Easement, as shown on a Certain Map or Plat, being dated August, 2021, and  recorded in Deed Book 2934, Page 1681, Randolph County Registry, that shows access from Sandy Creek Church Road (N.C. State Road 2459) to the 12.08 acres and said 20-foot road is described in a certain (easement)  agreement as recorded in Deed Book 853, Page 423, Randolph County Registry, said (easement) agreement having been dated in September, 1963 and recorded in October, 1963, as well as an easement recorded in Deed Book 2818, page 757, Randolph County Registry.

    Based on the agreement concerning the easement dated in September 1963 , the easement has been in existence for 61 years, Therefore, while the owners believe that the above-described documents of record provide access from Sandy Creek Church Road (N.C. State Road 2459) to the 12.08 acres being sold herein, they cannot warrant the said easement.  BIDDERS ARE HIGHLY ENCOURAGED TO HAVE THEIR ATTORNEY PROVIDE AN OPINION ON THE ACCESS PRIOR TO BIDDING.
